      The Russe town situated along the border with Romania. The town is the country’s fifth largest settlement in population and is the largest port along the Danube River, which is only 1 nautical miles from the European Cultural Center - Vienna. Russe is also one of the economically developed towns in Bulgaria. A bridge over the Danube River connects it to the Romanian town - Giurgiu and it is the shortest way to the Romanian capital Bucharest, which is only 65 kilometers away from Russe. Large part of external trade crosses Russe, being one of the two railway connections through the northern border and the main road junction. The European roads E70 and E85 pass through Russe. There is a civic airport for domestic and international flights. It is located on a 8 km distance from Russe in the vicinity of Shtraklevo village. Russe is 320 km away from Sofia and 190 km away from Varna, where the largest airports of the country are located.

 

”Rodina-Teodora” Residential Building – with external water supply and sewage connections

      The building has a total floorage of 20 804,81 m² residential area, located in a regulated land plot II-2112 of 3 438 m² area, 713, 2 Stoyan Zaimov Str., residential quarter “Rodina 1 and 2”, in town Russe.
       The building is one of the largest ones constructed in Russe from 1989 year up till now. It is situated in a densely built residential area with perfect location – near one of the largest boulevards, the “Lipnik” Boulevard, which leads to a major international road. Leading store chains are located in a close proximity to the building - Kaufland, Billa, Praktiker and Mr. Bricolage. The building is located also close to key institutions as kindergartens, schools, social service, a clinic and the District Police Directorate.
       The building is designed in compliance with the Detailed Development Plan - Change of Regulation Plan, Construction Plan approved with Order on 08.11.2007 year. It is divided in five sections, named A - E. The section floors are as follows: Section A – 7 floors; Section B – 8 floors; Section C – 14 floors; as this is a corner section, premises there face various directions; Section D – 9 floors and Section E – 2 floors. Main approach to them is solved through an internal service lane. The structure of the building allows a space reconstruction if desired by the clients.
       The first floor of each section is dedicated to shops with storage rooms and bathrooms, entered from the pavements on the outside. Second and third floors are dedicated to offices with separate entrances. All shops and offices can be merged if desired.
       Basement 1 is reached via Stoyan Zaimov Str. along a sloping - 13,5% covered loading platform, and Basement 2 – via a slope - 18,7%. Ventilation of the basements is envisaged to be designed through a chimney 55/55 and natural ventilation with the help of openings for natural ventilation (English yards). Basement 1 is planned to contain two central heating stations, a security premise, as well as two water supply and sewage premises, one of them housing a water pressure pump. The first basement is planned for parking spaces - 38, and the second - 39 parking spaces. Cellars are located at the basements as well. A three-level restaurant is located on the ground floor and Basements 1 and 2. Section B is planned to harbor an automatic fire alert system, and the basements – an automatic fire extinguishing system with sprinkler installation. All sections are planned to have rope elevators for people with disabilities. The building is realized following approved projects in the parts Architecture, Constructions, Electricity, Water supply and sewage, Geodesy and Health and safety plan.
       On 12.12.2007 the first sod was turned.
       On 27.10.2008 the building reached the rough construction stage and obtained an ACT 14 - ESTABLISHING THE FITNESS FOR THE ACCEPTANCE OF THE BUILDING. The building has a reinforced concrete structure and brick work, its main walls being 25 cm. Thermal insulation is carried out following a system for eliminating thermal bridges. Roofing structure is of reinforced concrete, coated with bituline in the areas of flat sloping roof, also using the highest class of hydro-, thermal and noise insulation. Finishing activities are in process – installation of window frames – PVC, 4 chamber, white color, glazing 24 mm /4+16+4/, repair works of the water supply and sewage and electric installations are under way, ground coating and cement plaster. The building is gasified, planned to be heated by gas and electricity. There is an existing internet connection and telephone wires will be installed under the terms of a contract concluded with the Bulgarian Telecommunication Company.
       The deadline for completing the site is planned to be November, year 2009.

 

Academy of Public Sciences and Social Management (AONSU)

      The buildings in the plot have a total floorage of 12 813 m² located in a regulated land plot II-226 of area 17 254 m², 591, in “Gotse Delchev” Boulevard, in town Russe.
      The property is in regulation for residential construction works and publicly serviced buildings. The area is well supplied with utilities - water supplied, with a sewerage system, electrified with a project of future gasification, and connected to the Internet. An easy access is provided to the property. It is located in a quiet and serene environment, where luxurious private villas and residential buildings have been built for the past 2-3 years. From a logistics point of view it is well situated, considering its proximity to three large boulevards – Gotse Delchev, Vassil Levski, Bulgaria, also 500 m away from E70 International Road, in conjunction with the well developed transport infrastructure of the town. Part of the plot, which is facing the boulevard, has asphalt covering, the rest of it is planted with greenery and trees, featuring beautiful terrace-like forms and maintained in good condition. The buildings within the property were constructed in year 1975. The plot has very good market characteristics, but one of the essential factors is the functional purpose of the buildings, constructed on it, which are :
      1. A twelve-storey residential building – total floorage of the building 7 991 m²
         The structure consists of a ground floor, eleven over-ground floors, two basements and an attic. It is built up of massive brick walls over concrete foundations, strengthened with solid columns, beams and girders, reinforced concrete floor and roof plates. The roof is flat with new hydro-, thermal and noise insulation. Vertical communication is achieved via solid stairs with two elevators, reaching down the basements.
         The first basement is 3 m high and total floorage 550,02 m², showing the upper parts of the deep solid foundations of the building. It is built up following the construction requirements for deep foundation of the building.
         The second basement has floor-to-ceiling height of 3 m and total floorage 548,45 m². It is partially lit in a natural way via standard windows, protected by metal grids. Half of the basement is constructed as a shelter for civil protection, with embedded inserts used for natural valves to let fresh air in. The premise also has bathrooms, storage rooms, a steam-generator room and a workshop.  
The ground floor has floor-to-ceiling height of 3 m, total floorage 554,50 m² and consists of an entrance anteroom, coffee & bar, ex-bookshop and a hairdresser studio, porter room and premises used for telephone exchange. The rooms have marble flooring and wainscoted walls. The lounge has white burnished marble flooring and marble wall tiling.
      THE ELEVEN OVER-GROUND FLOORS have the same disposition, with floor-to-ceiling height of 2,60 m. There are 18 rooms per floor. The total floorage of each floor is 576,22 m². Each room has its own bathroom with independent water-meter, anteroom with embedded wardrobe and independent electrometer. Six of the rooms on each floor in the south part of the building have balconies. All rooms /28-38 m²/ have PVC windows, plastered walls, floor carpets, faience and marble flooring in the bathrooms. Besides the rooms, each floor has a large foyer and corridors, reaching a non-glazed terrace, which reveals a beautiful panorama to the Danube River and the city. The two elevators, sanitary rooms and another room for container waste collection are located near the stairs. Each floor has its separate electrometer and water-meter, dedicated to the relevant floor. There is an attic space between the last floor and the roof with a massive metal door. The building has a finely sprayed plaster on the outside, in combination with a revetment on the front façades of Ruse limestone. The footing is a washed bush-hammer. The official entrance is wide, consisting of several concrete steps with a large entrance landing along the external façade. The floors are suitable to be arranged into separate hotel sections, to merge two or more rooms into one premise or to be transformed into apartments.
      The twelve-storey residential building is connected to the adjacent three-storey educational building through an inter-building (covered) passage. The covered passage has a total floorage of … and is situated on one floor. It is constructed of brick walls over concrete foundations, has a solid plate and existing hydro-insulation. The front façade has a direct entrance. The connection had been used as a hall.
      2. Three-storey educational building with a basement   Total floorage of the building 3 633,73  m² It consists of four three-storey buildings, situated in an almost quadrangular shape, forming an inner courtyard without buildings connected to the four parts of the building, provided with utilities and a fountain among greenery, all intended for relaxation. There is a basement under one of the buildings, which goes out above the ground. It is lit by standard windows with protective grids and is developed with two entrances – external and internal. The premises in the basement are – a gym, changing rooms, storages and a large garage section. The three floors have the same disposition, each of 3 m height. They consist of large corridors on the inner side and large rooms on the outer side. The rooms have: flooring – parquet; walls and ceilings – smooth plaster, painted with latex. The windows on the entrance façade are aluminum, glazed. The connection between the ground floor and the rest of the floors is done through two diagonally located convenient staircases. Each of the floors has 4 bathrooms. The building has a finely sprayed plaster on the outside, in combination with a revetment on the front façades of Ruse limestone. It is in a very good condition.
       3. Canteen–Restaurant – floorage of the building 991,06 m²
       The other side of the 12-storey building has an inter-building passage with a built-up area 69 m², connecting the high building with the canteen-restaurant. The canteen is located on one floor with a basement and a partially usable space under the roof.
       The inter-building passage from the high building leads to a platform, located in front of the canteen via solid steps. It also provides an access to the canteen and to a bathroom. There are kitchen premises, refrigeration chambers, meat preparation and other facilities (like dish elevator, etc.) areas 531 m². The canteen is on the level of the high building ground floor with floorage area of 460 m². It is a large hall with several service premises and a VIP hall. There is a view towards the boulevard. The general condition of the building is good.
       4. Porter room
       Besides the above-described buildings, the site has a checkpoint with a barrier, located at the entrance to the property. Its floorage area is 42 m². It consists of two premises with a bathroom, two basements suitable for storages, as well as a water supply and sewage premise with a water pressure pump in it.
       There is a a large sport ground within the property with football and basketball courts, as well as a large parking area, suitable for loading activities. There is also a power substation within the property area.
       Due to their specifications the buildings are suitable to be remodeled into a hotel, residential hotel, health institution, office building, adult home, social home, center for children, laboratory, etc.

         The buildings in this property have a total floorage area of 895 m², located on a regulated land plot “PSI” with 6 200 m² land area, in the East Industrial Zone, 34, “Thermal Power Plant – East” Str., in town Russe.

         The property is in regulation. There is an easy access to it. The area is well provided with utilities - water supplied with a sewerage system, electrified. There are low structures constructed within the property with production and storage buildings of total floorage 609 m².

  • Residential buildings

The building is located at the entrance to the main portal and is a total of 54m². It has an office, security room with an independent bathroom supplied with 2 boilers and 2 showers, all functioning.
